Opportunistic Private Real Estate: Capitalizing on the cyclical recovery

Since the onset of the global financial crisis in the fourth quarter of 2008, private real estate markets have undergone a painful value correction and deleveraging process. As a result, many portfolios acquired in the years leading up to the crisis have been decimated, leaving a dysfunctional market environment in their wake. This research discusses the case for investing in opportunistic real estate after the crisis and outlines:

  • How opportunistic investors are well positioned to capitalize on the distressed environment in the U.S.,
  • The other opportunistic investment strategies, such as socio-demographic driven investments, emerging market growth, and structural change, and
  • The risk considerations of weak real estate fundamentals and constrained capital markets.
